No improvements, alterations, repairs, landscaping, painting of the exterior of any Villa or other improvements may be conducted by homeowners without written approval of the Architectural Review Board.
All Lots shall be used, improved and devoted exclusively to residential use. Timeshare ownership or use of Villas or Lots is prohibited.
All leases of Lots shall be restricted to single-family residential use. All leases shall be in writing and the Developer of the Association shall have the right to terminate any lease upon default of the lessee..
No nuisance shall be permitted to exist or operate on any Lot or Common Areas as to be detrimental to any other property in the vicinity or to its occupants.
Household pets may be kept by an Owner, but such pet may not cause a disturbance or annoyance and is kept inside a home. All pets must be held, kept or leashed in Common Areas.
All garbage and trash containers must be placed and maintained so as to render the same and the contents hidden from street view and adjoining properties. Garbage may be placed curbside on collection days.
The community pool may be used by community members and guests only. Hours are from dawn until dusk and the area is under surveillance. There is no lifeguard on duty at anytime, please use the pool at your own risk.
